Real estate is the second of Corner Brook Port Corporation’s three lines of business. Current real estate holdings include the dock, six rental buildings, three ancillary buildings and 22 acres of waterfront land. These facilities include office, commercial and industrial spaces. Real estate is critical to the Corporation’s long-term plan as it complements the industrial portion of the business and diversifies the revenue streams.
As the Corporation continues to pursue business opportunities which will generate economic activity for the region, it is intended that the real estate holdings will attract projects or business ventures needing waterfront space, particularly those which will require inbound and/or outbound shipping.
There are several buildings within the port’s fenced in secure area. The Transit Shed, located dockside at 11 Riverside Drive, is perhaps the most recognizable building along the Corner Brook waterfront. There is also a maintenance garage located within the fenced in storage yard. The maintenance garage is equipped with an overhead crane, in-floor heating and has a ceiling height of 40 feet.
In 2011, the Corporation purchased the former Lafarge property located at 85 Riverside Drive. This facility, in addition to being located adjacent to the other port land and the waterfront, is well suited for industrial use. The building has over 110,000 square feet of space on two floors suitable for manufacturing, warehouse or storage space. The main building underwent major renovations in 2016-17, including an upgraded water system and new sprinkler system, partial roof replacement, upgrades to the building envelope, new LED lighting and mechanical and electrical updates. There is also an additional building, 85A Riverside Drive, located on the property which has 12,000 square feet of warehouse space.
The R.A. Pollett Building, located at 61 Riverside Drive on the beautiful Corner Brook waterfront, is a fully accessible office building featuring ample parking space and tenant access to a large boardroom. The building is equipped with an elevator and is wheelchair accessible. The building is suited to office and commercial tenants and houses the Corporation’s head office. Office suites, which range in size, are located on two floors within the building. The building has a large boardroom on the second floor which is available for half day or full day meeting rentals. The building is named in honour of Raymond (Ray) A. Pollett who was the first Chairperson of Corner Brook Port Corporation, serving in the role from 2001 – 2008. Mr. Pollett was instrumental in the port divestiture process. He also served three terms as Mayor of the City of Corner Brook.
The Corporation also owns 59 Riverside Drive which is currently leased to a local marine company. Both 59 and 61 Riverside Drive were formerly used to support the provincial railway system and were acquired by CBPC in 2007.
